How To Protect Your Investment

Maintenance guidance to keep your Sherman building performing for decades

Condensation Management

Condensation is one of the most common challenges in post-frame buildings, and it’s important to understand what causes it. Moisture traps — including a high water table, ambient humidity, animal respiration in livestock buildings, and propane or natural gas heaters that produce water vapor as a combustion byproduct — all contribute to condensation forming on interior surfaces.

Left unmanaged, condensation can cause rust on metal panels, deterioration of wood framing, and mold growth. The good news is that it’s highly manageable with the right approach.

Increase Ventilation

Ridge vents and soffit vents work together to create a continuous airflow path through the building envelope. Ensure vents are unobstructed and sized adequately for your building's volume.

Use Dehumidifiers

In finished or occupied spaces, a properly sized dehumidifier actively removes moisture from the air. This is especially important during spring and fall when outdoor/indoor temperature differentials are greatest.

Monitor Humidity

A simple hygrometer lets you track indoor humidity levels. Target 40–60% relative humidity for most applications. Readings consistently above 65% indicate a need for intervention.

Ongoing Maintenance Checklist

Performing these maintenance tasks annually — or more frequently in harsh conditions — will significantly extend the life and appearance of your building.

Landscaping

Proper grading around your building is one of the most important long-term maintenance steps. Grades must slope away from the structure so that water drains away from the base — not toward it.

  • No dirt or gravel should be higher than the base trim. Soil that contacts the trim traps moisture and accelerates deterioration.
  • Clear snow from doors promptly to prevent ice dams forming at the threshold, which can damage door seals and frames.
  • Check grades annually after frost heave or heavy rain, and re-grade if needed to restore positive drainage.
Washing the Exterior

Periodically cleaning your building’s siding and roofing extends the life of the finish and helps you spot any issues early.

  • Use a mild detergent mixed with water. Avoid harsh chemicals or abrasive cleaners that can damage the metal finish.
  • Rinse thoroughly to remove soap residue, which can streak or dull the coating over time.
  • Pay attention to areas near road salt splash zones, which can accelerate corrosion if left uncleaned.
Roof & Windows

The roof and windows are your building’s primary defense against weather. Regular inspection keeps them functioning correctly.

  • Clear roof debris — branches, leaves, and accumulated dirt — that can trap moisture against the metal and cause staining or corrosion.
  • Test window seals by running a hand along the interior edge on a cold or windy day to check for drafts.
  • Lubricate window tracks annually with a silicone-based spray to keep operation smooth and prevent seal compression damage.
Doors & Vegetation

Service doors and the vegetation around your building both need regular attention to prevent moisture-related problems.

  • Lubricate service door hinges and latches annually with a dry lubricant or light oil to prevent rust and keep operation smooth.
  • Trim back shrubs, vines, and trees that contact the building. Vegetation holds moisture against the metal panels and can provide pest access points.
  • Check door seals (weatherstripping) for compression or cracking and replace as needed to maintain an airtight, weatherproof fit.

Garage Door Maintenance

Garage doors require annual lubrication and hardware inspection to operate safely and extend their service life. A well-maintained door also reduces strain on the opener motor, preventing premature wear.

Annual Lubrication Checklist

  • Rollers (nylon or steel)
  • Hinges at each panel joint
  • Springs (torsion and extension)
  • Cables and cable drums
  • Bearing plates
  • Lock and handle mechanism
  • Track brackets

Hardware Inspection

  • Check all bolts and nuts — tighten any loose hardware
  • Inspect cables for fraying or rust
  • Look for bent or damaged track sections
  • Test the auto-reverse safety feature
  • Check weatherstripping along the bottom seal
  • Verify the door opens and closes evenly
