Modular Homes
Modular homes are built in sections inside a climate-controlled factory, then transported to your lot and assembled on a permanent foundation. Because production happens indoors, weather delays are eliminated and quality control is exceptional — every component is inspected at multiple stages before leaving the factory.
The result is a home with tighter construction tolerances than most site-built homes, superior insulation performance, and a finished product that is legally and practically equivalent to any conventionally built home. Modular homes qualify for standard residential mortgages and carry the same resale value as site-built construction.

Will these homes look like traditional houses?
Modular homes are nearly indistinguishable from traditionally built homes and can be finished with any exterior material — lap siding, stone, brick, or board and batten. Barndominiums have a more distinct aesthetic that ranges from rustic farmhouse to sleek modern, but can absolutely be finished to complement a traditional neighborhood.
Are these homes energy efficient?
Yes. Both construction types allow for superior insulation packages compared to standard stick-built homes. Barndominiums built with post-frame construction offer deep wall cavities for high-R insulation, while modular homes are built to precise tolerances in a factory environment that minimizes gaps and air infiltration — both resulting in lower heating and cooling costs.
Do these homes sit on permanent foundations?
Modular homes are always placed on a permanent foundation — typically a full basement or crawl space — and are permanently affixed to the foundation, giving them the same legal and lending status as site-built homes. Barndominiums can be built on permanent foundations or on engineered post systems depending on your preference and local code requirements.
Are the homes customizable?
Highly so. Modular homes are built from a wide range of floor plan options and can be customized with finishes, fixtures, and layout modifications. Barndominiums are designed from scratch to your specifications — floor plan, exterior colors, door and window placement, interior finishes, and every other detail. Are these homes built to local building codes?
Yes. All Sherman Buildings homes — modular and barndominium — are built to meet or exceed Minnesota building codes, including structural requirements for snow load and wind rating. Modular homes are factory-built to the Minnesota Residential Building Code and inspected during production. Barndominiums are engineered to site-specific conditions and inspected by local authorities.
