Modular and Barndominium Homes

We Build All Types of Buildings

For over 50 years, Sherman Buildings has been helping families across Minnesota and the upper Midwest design and build the home that fits their life. From compact starter homes to expansive live-work barndominiums, we bring experience, craftsmanship, and personal service to every residential project.

We specialize in two proven construction methods: modular homes — precision-built in a factory and set on a permanent foundation — and barndominiums, which combine residential living space with the flexibility of post-frame construction. Both deliver outstanding quality, strong energy performance, and designs that are fully custom to your vision.

Modular Homes

Modular homes are built in sections inside a climate-controlled factory, then transported to your lot and assembled on a permanent foundation. Because production happens indoors, weather delays are eliminated and quality control is exceptional — every component is inspected at multiple stages before leaving the factory.

The result is a home with tighter construction tolerances than most site-built homes, superior insulation performance, and a finished product that is legally and practically equivalent to any conventionally built home. Modular homes qualify for standard residential mortgages and carry the same resale value as site-built construction.

Sherman offers a wide range of floor plans and finish packages, and our design team can customize layouts, exterior materials, rooflines, and interior finishes to match your preferences exactly.

Barndominiums

A barndominium combines the structural efficiency of post-frame (pole barn) construction with the comfort and amenities of a full residential home. The result is a building that can house your family, your vehicles, your hobbies, and your workspace — all under one roof, with a distinctive architectural character that sets it apart from conventional homes.

Post-frame construction creates wide-open interiors with no load-bearing walls to constrain your floor plan. Want a great room with soaring ceilings, a heated shop attached to the living area, or a flexible space that can evolve with your needs over time? A barndominium makes all of that possible.

Sherman Buildings has built barndominiums across Minnesota and the upper Midwest for decades. Our team handles design, engineering, permitting, and construction — giving you a single point of contact from concept to completion.

Frequently Asked Questions

Can you help determine which option is right for my property?

Absolutely. Our team will walk you through the key differences between modular and barndominium construction based on your lot, local zoning requirements, budget, and intended use. We have built hundreds of homes across Minnesota and can help you make an informed decision from the very first conversation.

Is one option better than the other?

Neither option is universally better — the right choice depends on your goals. Modular homes are ideal when you want a traditional home appearance with precision factory construction and predictable timelines. Barndominiums excel when you need flexible live-work space, a large attached shop, or a more distinctive architectural style. Sherman builds both with equal care and craftsmanship.

Can these homes include garages, shops, or storage space?

Yes. Both modular homes and barndominiums can incorporate attached or integrated garages, heated workshops, farm storage, and more. Barndominiums are particularly well suited to combining residential and working space under one roof — a popular choice for hobbyists, mechanics, and small business owners.

Will these homes look like traditional houses?

Modular homes are nearly indistinguishable from traditionally built homes and can be finished with any exterior material — lap siding, stone, brick, or board and batten. Barndominiums have a more distinct aesthetic that ranges from rustic farmhouse to sleek modern, but can absolutely be finished to complement a traditional neighborhood.

Are these homes energy efficient?

Yes. Both construction types allow for superior insulation packages compared to standard stick-built homes. Barndominiums built with post-frame construction offer deep wall cavities for high-R insulation, while modular homes are built to precise tolerances in a factory environment that minimizes gaps and air infiltration — both resulting in lower heating and cooling costs.

Do these homes sit on permanent foundations?

Modular homes are always placed on a permanent foundation — typically a full basement or crawl space — and are permanently affixed to the foundation, giving them the same legal and lending status as site-built homes. Barndominiums can be built on permanent foundations or on engineered post systems depending on your preference and local code requirements.

Are the homes customizable?

Highly so. Modular homes are built from a wide range of floor plan options and can be customized with finishes, fixtures, and layout modifications. Barndominiums are designed from scratch to your specifications — floor plan, exterior colors, door and window placement, interior finishes, and every other detail. Sherman's design team works with you from start to finish.

Are these homes built to local building codes?

Yes. All Sherman Buildings homes — modular and barndominium — are built to meet or exceed Minnesota building codes, including structural requirements for snow load and wind rating. Modular homes are factory-built to the Minnesota Residential Building Code and inspected during production. Barndominiums are engineered to site-specific conditions and inspected by local authorities.

What types of homes do you build?

Sherman Buildings specializes in two primary residential construction types: modular homes, which are precision-built in a controlled factory environment and set on a permanent foundation; and barndominiums, which are post-frame buildings combining residential living space with flexible commercial or agricultural space. Both are fully custom and backed by Sherman's 30-year structural warranty.
